Perched among rolling vineyards and olive groves just outside Montepulciano, Lupaia is a Tuscan farmhouse retreat that feels like stepping into a fairytale, offering panoramic countryside views and a deeply peaceful sense of escape.

Story

Lupaia’s story began nearly 1,000 years ago, when this hilltop was known for the wolves, lupi, that roamed the landscape. In 1622, farmers settled here, building stone stables along the paths with their goats below and their families living above. Over time, it became a quiet cluster of farmhouses shaped by centuries of rural Tuscan life.

Centuries later, owners Heidi and Christopher restored these original dwellings into twelve intimate rooms and suites, preserving ancient stone walls, hand carved beams and terracotta floors. Today, antiques, artisanal textiles and locally sourced materials add warmth without disturbing the soul of the buildings.

Set among vineyards and olive groves just outside Montepulciano, Lupaia remains deeply connected to the land, offering a peaceful escape rooted in history, craftsmanship and a true sense of place.

Local life & traditions

This is the land of Vino Nobile di Montepulciano, where family run cantine still age their wines in stone cellars beneath the town. Olive oil is pressed each autumn, tied to harvest rhythms that continue to shape daily life.

Montepulciano rises in sandstone and travertine, a Renaissance hill town proud of its traditions, from the Bravio delle Botti barrel race to summer evenings of opera and classical music. Terracotta roofs, wrought iron balconies and hand carved stone define the architecture, while kitchens centre on pici rolled by hand, Chianina beef and pecorino from nearby Pienza.

Life moves with the vineyard calendar, church bells and long Sunday lunches. Culture here is inherited, not performed.

Protecting culture & land

At Lupaia, preservation begins with restoration. Centuries old farmhouses have been carefully revived rather than rebuilt, retaining original stone walls, timber beams and terracotta floors, safeguarding rural Tuscan architecture.

Surrounded by olive groves and vineyards, the estate protects the agricultural character of the landscape, resisting overdevelopment and honouring traditional cultivation. Local produce, regional wines and Tuscan craftsmanship keep economic and cultural value rooted in place.

Small in scale and intentionally restrained, Lupaia protects not only land, but the rhythm and spirit of the countryside.

Location & surroundings

Located in the heart of southern Tuscany, the area surrounding Lupaia is renowned for its vineyards, historic towns, and the UNESCO protected landscapes of the Val d’Orcia.

Set on a ridge between Montepulciano and Pienza, two of Tuscany’s most celebrated hilltop towns, Lupaia offers sweeping views of the Val d’Orcia, a UNESCO World Heritage landscape. From its terraces, guests look out across undulating hills, vineyards, and cypress-lined roads – the quintessential Tuscan panorama.
