Book Villa Subtilia, Tenuta di Murlo for Book Villa Subtilia, Tenuta di Murlo
High on a hill within Tenuta di Murlo, Villa Subtilia is a restored 16th-century farmhouse surrounded by gardens, woodland and rolling Umbrian countryside. Ancient stone walls meet understated contemporary interiors, while its terraces and infinity pool look across the valley towards the medieval Castello di Antognolla.

Story

Subtilia began as a 16th-century rural farmhouse, part of the agricultural landscape of Tenuta di Murlo. Its restoration has deliberately revealed the old stone walls and rural architecture while introducing lighter, contemporary interiors designed for gathering and long, relaxed stays.

The villa remains part of a much bigger story. Murlo has been stewarded for generations by the Carabba Tettamanti Radziwill family, across thousands of hectares of woodland, olive groves, fields, lakes and streams. Subtilia is one of nine private villas scattered across the estate, each created from buildings belonging to this historic Umbrian landscape.

Local life & traditions

The countryside around Perugia is shaped by olive cultivation, woodland, farming and a deeply seasonal food culture. Autumn brings olive pressing and truffles; meals revolve around vegetables, pulses, handmade pasta, local meats and robust Umbrian wines.

Subtilia sits within that same working landscape. Breakfast incorporates fresh local ingredients, many produced on Murlo's own farm, while the wider estate connects guests with the food, wine and traditions of rural Umbria.

Protecting culture & land

Subtilia's restoration retains the stone fabric and agricultural character of the original farmhouse, allowing its past to remain visible rather than recreating an idealised version of rural Italy.

That philosophy extends across Murlo. The family continues to steward thousands of hectares of woodland, olive groves, fields, lakes and streams while restoring the historic buildings scattered throughout them. Here, hospitality has grown out of an existing cultural landscape rather than replacing it.

Location & surroundings

Villa Subtilia occupies a hilltop within Tenuta di Murlo, in the Umbrian countryside north of Perugia. Its elevated position gives the villa sweeping views towards Castello di Antognolla and the surrounding hills.

Perugia is within easy reach, while Assisi, Gubbio and other historic Umbrian towns make natural day trips. Much of the appeal, however, is remaining within Murlo itself — exploring its woods, olive groves and valleys without leaving the estate.
