Book Tenuta di Murlo for Book Tenuta di Murlo
Hidden across thousands of hectares of woodland, olive groves and valleys outside Perugia, Tenuta di Murlo has been stewarded by generations of the Carabba Tettamanti Radziwill family. Beside the estate restaurant, just three rooms offer an intimate way to experience Murlo — surrounded by gardens, farmland and the rhythms of rural Umbria.

Story

Murlo's history reaches back far beyond the present estate. A hilltop fortification here dates to around 1000 BC, while Etruscan and Roman traces survive across the land; the estate's castle itself stands on the foundations of a Roman villa.

For generations, Murlo has remained in the Carabba Tettamanti Radziwill family, who have gradually restored its scattered farmhouses, agricultural buildings and historic structures while keeping the vast estate alive as both a family home and working landscape.

The three rooms sit at the eastern entrance to the estate beside Il Caldaro, turning a stay here into something closer to being a guest on an Umbrian country estate than checking into a hotel.

As well as the three Deluxe Rooms at Il Caldaro, the restored buildings on the land form nine private villas scattered across the estate, each with its own garden and swimming pool.

Local life & traditions

Umbria's rural culture has long revolved around olive growing, woodland, farming, hunting, wine and the seasonal table. Around Perugia, meals remain closely tied to the surrounding land: olive oil, legumes, handmade pasta, wild herbs, truffles and robust local wines.

Murlo allows guests to encounter that culture within an estate that still grows and produces rather than simply referencing rural Umbria aesthetically. Il Caldaro's cooking draws on old Umbrian recipes and local ingredients, while its cellar deliberately champions smaller regional wine producers.

Authentic experiences in the area

Search for Umbrian truffles

Head into the surrounding landscape with an expert to discover one of Umbria’s most deeply rooted food traditions, following the woodland ecology that produces the region’s prized truffles. The estate specifically offers truffle-hunting experiences.

Taste Umbria through its wines

Explore regional labels with the estate’s sommeliers, either through a tasting or in Il Caldaro’s underground cellar, where smaller quality Umbrian producers are given particular attention.

Explore the estate on foot

Experience daily life through early morning or evening temple ceremonies, where incense, bells, and chanting offer a glimpse into the city’s spiritual rhythm.

Street food and Rajasthani cooking experiences

Follow Murlo’s paths through olive groves, woods and valleys, discovering a landscape containing archaeological traces from different periods alongside the agricultural life of the estate today.

Protecting culture & land

Murlo's strongest preservation story is continuity rather than reinvention. The family has retained a vast landscape of woodland, olive groves, fields, waterways and historic structures, restoring existing rural buildings rather than concentrating everything into a newly built resort.

Its archaeological layers — including the ancient Cerchiaia fortification and Roman remains — sit alongside a landscape that continues to function agriculturally. Food provides another link, with estate produce and nearby producers feeding directly into Il Caldaro's kitchen.

Location & surroundings

Tenuta di Murlo lies in the Umbrian hills north of Perugia, surrounded by woodland, olive groves, fields and valleys.

Perugia is around 20 minutes away, while Assisi and Gubbio are also within easy reach, making Murlo a particularly good base for experiencing both rural Umbria and its historic hill towns.
